Zoning

  • Upon annexation, zone all newly annexed properties within the Study Area to CR;

 

  • Reclassify the zoning of the portion of the Study Area that is planned to be developed or redeveloped to CR;

 

  • Revise Zoning Ordinance text as needed to ensure adequate parking opportunities are provided for within the Study Area;

 

  • Consider amending the Zoning Ordinance to permit greater residential density in the CR zone; and

 

  • Utilize the PUD process to achieve the goals and objectives of this Plan;

 

  • Consider designating the portions of the Study Area that are planned to be developed or redeveloped as PRD;

 

  • Consider developing a new base zone for the portion of the Study Area that is planned to be developed or redeveloped that is aimed at achieving the goals and objectives of this Plan; and

 

Alternatively, consider developing a new floating zone for the portion of the Study Area that is planned to be developed or redeveloped that is aimed at achieving the goals and objectives of this Plan.
